Most homes in The Springs are townhouses that share walls with a neighbour, which shapes what you can change and how it is reviewed. We design within those limits, prepare the Emaar NOC request and coordinate any building permit the works need.
The Springs is the largest neighbourhood in Emirates Living, with 4,856 homes across 14 sub-communities according to Emaar's community management. That density is why approvals here focus so much on neighbours: on a terraced row, almost any change at the back of the house affects the home next door.

A detached villa has space on every side. A Springs townhouse usually has a party wall on one or both sides, a modest rear garden and a front that must stay consistent with the row. Three things follow from that.
New beams, openings or extensions that bear on or next to a party wall need structural design that protects the neighbour's side. Fixing into the shared wall is a common reviewer question.
With limited garden depth, a rear extension uses up outdoor space quickly and approaches the setback line. The design has to work within plot coverage and setback limits.
Upper-floor additions and changes to the roof break the line of the terrace. They are much harder to justify than ground-floor works at the back.

Upper-floor additions on a terraced row change the roofline that the whole row shares, so they are much harder to approve than ground-floor rear works. We assess your specific house type and plot before you spend money on a design.
The approvals come from Emaar and the permit authority, not your neighbour. The review does look closely at effects on the attached home, such as the shared wall, drainage and overlooking. Keeping your neighbour informed is good practice.
Often yes. If the wall is load-bearing, a structural design and a modification permit are needed along with Emaar's NOC. Non-structural walls are simpler, but confirm before work starts.
In many gardens, yes, subject to space, distances from the house and boundary, and Emaar's guidelines. Pools also need engineering design and a permit.
