Renovating a home in Jumeirah Golf Estates

Villas and townhouses overlooking the Earth and Fire golf courses, with new estates now being added. We prepare the drawings for renovations, extensions, pools and garden works, and coordinate the community NOC and the building permit.

Jumeirah Golf Estates at a glance

Jumeirah Golf Estates (JGE) is a golf community, not a Nakheel or Emaar one. That is the most important thing to know before planning works here, because the approval contacts differ from those in neighbouring communities. Homes are grouped in neighbourhoods around two championship courses, the Earth and the Fire, and many plots back directly onto a fairway.

An established estate that is still growing

JGE's earlier neighbourhoods, such as Fireside, Flame Tree Ridge and Whispering Pines, have been lived in for years. Many villas are reaching the stage of first full renovation. At the same time, wasl's May 2025 announcement describes "The Next Chapter": a 4.68 million m² masterplan of more than 12,000 new units, including villas, estate homes, branded residences and apartments. Pinewood, Ashwood and Cedarwood Estates are being marketed on the JGE website.

For existing owners, two things follow. Nearby construction will continue for years. And community guidelines may be refreshed as the masterplan grows, so we always work from the current version, not one passed on by a neighbour.

Golf-facing plots: what reviewers look at

The course boundary

Rear boundaries facing a fairway shape the view from the course. Changes to fences, walls, hedges and gates are normally controlled closely. Expect the community to specify heights and transparency.

Stray golf balls

Glazing, pool areas and outdoor seating on exposed plots are sometimes protected with netting or screening. Any such structure needs approval, and how it looks will be reviewed.

Pools near the boundary

Pool shells, plant rooms and backwash discharge need careful placement relative to the boundary and drainage. See our pool design and approval service.

Irrigation and landscaping

Garden levels and irrigation must not drain onto the course. Hardscape and pergolas follow our landscaping approval route.

Renovations and extensions

Interior renovations of the original villas, such as new kitchens, opened-up living areas and bathroom upgrades, are the most frequent projects. Structural changes, new openings and MEP rerouting bring in the community NOC and a permit. Extensions are judged against the neighbourhood's architectural style and the plot limits. Townhouses have less room for change outside, so the work usually focuses on interiors and the garden.

Common pitfalls for JGE owners

  • Assuming the Nakheel or Emaar process used in nearby communities applies here, and preparing the wrong forms.
  • Ordering a fence, pergola or pool enclosure before the community has approved the design, especially on a course-facing plot.
  • Starting interior works that turn out to move services or structure, which then need approval after the event.
  • Booking contractors for dates that clash with the community's working-hour or access rules.
