DUBAI · Execution and supply
Coordinate furniture selection and supply with the layout, access and practical needs of your property. We help define the furnishing package alongside the wider fit-out scope.
Furniture belongs in the space-planning discussion before procurement. Dimensions, clearances, service points, installation access and maintenance should be checked against the actual property. Bespoke items need an agreed drawing and specification, with a clear distinction between approved samples and final manufacture.
Plan with confidence
Prepare a room-by-room furniture schedule with quantities, sizes and intended use. Consider door widths, lifts and delivery routes as well as the space available in the finished room. For bespoke joinery, verify site dimensions after the relevant finishes are established and before manufacture is released.
Agree material samples, hardware, upholstery and installation responsibilities in writing. Identify items that require coordination with power, lighting or wall fixing points. Supply lead times depend on the selected products and sourcing arrangements, so ask for a confirmed schedule once the specification and quantities are settled.
Bring the information below to the first discussion. This is a preparation list, not a universal authority checklist. We confirm the required documents after reviewing your property and proposed scope.
A large meeting table can fit on a floor plan but still be unsuitable for the lift or stair used for delivery. Check access and assembly requirements before confirming manufacture, and coordinate nearby floor boxes and circulation space.
Start by sharing the property location, the proposed work and your current stage. Tell us whether you already have drawings, an appointment, a permit or reviewer comments. That helps identify what can move forward and which inputs are still missing.
The next discussion defines the deliverables, responsibilities and exclusions. Design preparation, applicant authorisation, specialist sign-off, authority charges, site work and completion documentation should be distinguished in the agreed scope. Any required registration or sign-off must be verified for the entity carrying out that role.
During preparation, keep one controlled set of current documents. When the proposal changes, check its effect on related drawings and permissions before treating the new version as ready for submission. A dated decision record helps the owner, consultant and contractor work from the same brief.
A useful estimate is based on the actual property and work. It should distinguish professional services from authority charges, specialist reports, contractor work and any applicable deposits or taxes. Ask what revisions, site visits and completion-stage services are included, and what would trigger a change to the agreed fee.
The programme should show the time needed to collect information, prepare the package, obtain external inputs and respond to comments. An authority’s published processing period, where available, is not a promise covering the entire project. We do not guarantee approval or a fixed decision date.
No. The property, current approvals, proposed work and responsible authority determine the requirements. Share the location and scope so the route can be assessed.
It can identify the relevant charges or allowances once the service and scope are known. Ask whether each amount is a confirmed charge, a provisional allowance or a professional service fee.
Share the latest complete drawing set and the actual comments. Reviewing the current record helps identify the remaining work and prevents unnecessary restarting.
The relevant authority, developer or management body issues its own permission. Dubai Authority Approvals provides the agreed support; the final decision remains with the issuing body.
