For villa owners with a landscape NOC, or one on the way, who want the garden built the way it was approved. We coordinate hardscape, softscape, shade structures and irrigation so they follow the community guidelines, the permit conditions and the inspection stages.

Gardens are where villa owners most often assume no approval is needed, and where developers most often find works that don't match what they approved. A pergola 300 mm too tall, a boundary wall in the wrong finish, or paving that drains onto the neighbour's plot is enough to hold a file open.

In most Dubai master communities, the developer's design guidelines control what can be built outside the house: heights, setbacks, materials, colours, boundary treatments and drainage. Some outdoor works, such as swimming pools and certain structures, also need a building permit from the authority for the area. Whatever the route, the approved landscape drawings become the rulebook for the works.

This service picks up after the approval. We coordinate the landscaping so it is built to the NOC and any permit conditions, with the developer's site rules respected and the completion or closure stage planned from day one.

Before the first excavation

Garden works involve digging, and digging is where hidden problems surface. Before mobilising, we make sure of the following:

  • Approved landscape drawingsThe developer-stamped plan, with any conditions or comments.
  • NOC and permitsThe developer NOC and, where needed, the authority permit and its validity.
  • Developer work permitThe community's permission for the contractor to work, with access and hours.
  • Services informationWhere water, drainage, power and telecom lines run inside the plot, so excavation avoids them.
  • Levels surveyExisting ground levels against the finished floor level of the villa, to set falls correctly.
  • Neighbour interfacesThe condition of shared boundaries, recorded before work starts.

Common landscaping problems and how to avoid them

  • Building to the old fence line. Fences are not always on the boundary. Set out from the plot plan.
  • Pergolas taller or larger than approved. Developers measure height. Check the approved dimension before fabrication.
  • Draining towards neighbours. Falls and run-off toward adjoining plots are a frequent developer comment.
  • Trees too close to structures. Roots can damage foundations, walls and pool shells over time.
  • Working outside the plot. Changes to verges, road-side planting or public green areas are not covered by your villa NOC. Dubai Municipality runs a separate NOC for works on cultivated or green public spaces.

What affects cost and programme

  • Structures. Pergolas, walls and outdoor kitchens drive the cost more than planting does.
  • Access. Narrow side passages mean manual handling of materials.
  • Ground conditions. Rock, poor soil or buried debris add excavation and disposal.
  • Season. Planting in the hottest months needs more care and irrigation.
  • Developer rules. Working-hour limits and inspection booking affect the programme.

Landscaping execution FAQs

Planting and like-for-like replacement are often treated lightly, but structures, boundary walls, pergolas, pools and changes to levels or drainage usually need a developer NOC, and some need an authority permit. Check your community's rules before work starts.

Small changes within what was approved are usually fine. Changing a wall finish, pergola material or colour that the developer approved can need a revised submission. Ask before ordering.

The master developer normally inspects against its NOC. Where an authority permit is involved, such as for a pool, the authority inspects at its required stages.

Not under your villa NOC. Public areas belong to the community or the authority. Dubai Municipality offers a separate NOC for works on public green spaces, and the developer may also have rules.
