Architectural CAD drafting

A good architectural drawing set lets everyone read the same building: the owner sees the rooms they asked for, the engineer sees where the walls and openings are, the contractor sees what to build and the authority sees what is being approved. Getting there usually starts with something rougher, a sketch on squared paper, a PDF covered in red pen, a designer's concept or a set of drawings that no longer matches the building.

We turn that starting point into accurate architectural drawings in AutoCAD for architects, interior designers, contractors and property owners in Dubai. You receive editable DWG files and a PDF set, drawn to scale, consistent from sheet to sheet and ready for the next step, whether that is engineering, a developer NOC, a permit or construction.

If you don't have a design yet and need one developed, our villa design and building design services cover that. This page is for when the design exists and needs to be drawn properly.

Architectural drawings we draft

Floor plans

Every level of the building with walls drawn to their actual thickness, doors and windows with swing directions and sizes, room names and areas, fixed furniture and sanitary fittings, stairs and lifts, grid lines and dimension strings tied to the structure. Furniture layouts can be added where they help explain how a space will be used, which is often useful for fit-out and residential layout changes.

Elevations

Each face of the building showing heights, floor levels, window and door positions, materials and finishes, parapets, shading devices and roof features. For villa extensions and façade changes, elevations are what the developer and the authority look at first to judge how the building will appear from the street.

Sections

Cuts through the building showing floor-to-floor heights, slab and ceiling levels, stairs, double-height spaces, roof build-up and the relationship between inside and outside levels. We place sections where they explain the most, through stairs, changes of level and the parts of the building that are changing.

Site and roof plans

The plot boundary, setbacks, boundary walls, gates, driveways, parking, landscaping, pools and outbuildings on the site plan; parapets, roof access, plant, water tanks, solar panels and shading structures on the roof plan. Site plans are often the sheet a developer reviews most closely, so they need to agree exactly with the affection plan and the floor plans.

Reflected ceiling plans

Ceiling types and heights, bulkheads, access panels and the positions of lights, diffusers and sprinkler heads. For fit-outs, a reflected ceiling plan is where architecture and MEP meet, so we coordinate it with the MEP drafting where both are in our scope.

Schedules and area statements

Door and window schedules with sizes, types and finishes, room finish schedules, and area statements showing built-up and gross floor areas per level in the way they are usually presented in Dubai submissions.

Projects we draft for

Villa extensions and renovations. Existing and proposed plans, elevations and sections showing what changes: a new room, an enclosed terrace, a roof extension, a reworked kitchen. Clear "existing" and "proposed" presentation helps the developer and the authority see the change at a glance. If the existing drawings are missing or out of date, we start from a measured survey and as-built drawings.

Apartment layout changes. Plans showing removed and new partitions, relocated kitchens and bathrooms, and the effect on wet areas and services, ready for building management and the fit-out approval.

Retail, office and F&B fit-outs. Layout plans, partition setting-out, reflected ceiling plans, finishes and joinery positions for a unit inside a mall, tower or standalone building. These drawings usually feed directly into a fit-out permit and the contractor's shop drawings.

Commercial and residential buildings. Full architectural sets for low-rise and multi-storey buildings, drafted from the architect's design and coordinated with structural and MEP drawings.

From your sketch or mark-up to a drawing set

01

Review the input

We go through your sketches, mark-ups, photos and any existing drawings, and list what is unclear: a missing dimension, a door that doesn't fit, a level that isn't stated.

02

Agree the sheet list

You confirm which drawings are needed and at what scale, so there are no surprises later.

03

Draft

We draw the plans first, then build elevations and sections from them so the set stays consistent.

04

Check

A second person checks dimensions, levels and cross-references before issue.

05

Issue for comment

You review the PDF set and mark any changes.

06

Revise and finalise

Changes are clouded and recorded, and the final DWG and PDF set is issued.

When a sketch leaves something undecided, we don't fill the gap silently. Any assumption is listed and, where it matters, noted on the drawing until you confirm it.

Drawing conventions that keep a set consistent

Small inconsistencies are what make a drawing set hard to use. Unless you give us your own standard, we follow conventions like these throughout:

  • Plans and elevations at 1:100 or 1:50, details at 1:20 or larger, with the scale stated on every view
  • A structural grid and level datum used on every sheet, so plans and sections line up
  • Walls hatched by type, with existing, new and demolished walls shown differently
  • Door numbers and window types keyed to the schedules
  • Dimension strings in a consistent order: overall, grid, then openings
  • Consistent text heights, so the set reads the same at A3 and A1
  • Sheet numbers and titles that follow a clear sequence, listed in a drawing register

If you work to your own office standard, send your template and title block and we will draft within them.

When architectural drawings also need approval

Drafting produces the drawings; approval is a separate step with its own requirements. Most architectural changes in Dubai need at least one of these:

  • A developer or community NOC in master-planned communities, where the developer checks the design against its own guidelines
  • A building permit or modification permit from the authority that controls the plot, which may be Dubai Municipality, the Dubai Development Authority or Trakhees, depending on the location
  • A fit-out approval for commercial units and some residential works, often with Civil Defence involvement

Each expects particular sheets, notes and presentation. If you tell us at the start that the drawings are going for approval, we draft them with that in mind, and our team can prepare and submit the approval package as well. For villa projects, our villa renovation and extension approvals page explains the route in more detail.

Common architectural drafting problems we fix

Plans that don't agree with sections. A window moves on the plan but stays put on the elevation; a ceiling height changes in one section and not another. We build elevations and sections from the plans and check them against each other before every issue, so the set tells one story.

Existing and proposed mixed together. For extensions and alterations, reviewers need to see instantly what is being demolished, what stays and what is new. We separate them by layer and line type, and add a clear legend, rather than relying on colour that disappears when the drawing is printed in black and white.

Areas that don't add up. Room areas, floor areas and the area statement are often calculated at different times and drift apart. We calculate them from the same boundaries in the drawing, so the figures match wherever they appear.

Site plans that ignore the plot. A site plan drawn without reference to the affection plan can show setbacks that don't exist. Where you provide the affection plan, we draw the plot boundary and setbacks from it and position the building accordingly.

Doors and windows without a system. Unnumbered openings make schedules impossible to check. Every door and window is tagged and keyed to its schedule.

What affects cost and turnaround

  • Number of sheets and levels. A single-storey apartment plan is quicker than a G+1 villa with roof, sections and elevations.
  • Source quality. Dimensioned mark-ups draft faster than freehand sketches or unscaled PDFs.
  • Existing and proposed presentation. Showing both doubles some sheets.
  • Level of detail. General arrangement drawings take less time than detailed construction sheets.
  • Coordination. Ceiling plans coordinated with MEP add time.
  • Revisions and deadline.

Before drafting starts, we confirm in writing which sheets you will get, how many rounds of comments are covered and when the set will be delivered.

Architectural drafting FAQs

Yes. A sketch with the main dimensions is enough to start. Where a dimension is missing, we ask, or, for an existing building, measure it on site.

Photos help with materials and features, but they don't give reliable heights. For accurate elevations of an existing building, we take key measurements on site or work from existing sections.

Usually 1:100 or 1:50 for plans, elevations and sections, and 1:20 or larger for details. Each view states its scale, and we follow your preferred scales if you have them.

Yes. Furniture can be shown on the floor plans or on a separate layout sheet, which is useful for fit-outs and residential layout changes.

Drafted drawings are a starting point. A permit needs an approval package prepared to the authority's requirements. We can prepare that package and submit it as part of the same job.

Yes. Send your template, title block and layer standard, and we draft to them throughout the set.

Yes, but someone has to provide the dimensions. For existing buildings, we measure on site; for new designs, we agree key dimensions with you before drafting.

It depends on the number of levels, sheets and the quality of the source. We confirm the delivery date in the written scope before starting.

Where a project benefits from them, we can build an AutoCAD 3D model alongside the 2D drawings. See our 2D and 3D CAD drafting page.
