Villa, garden and apartment approvals in Al Barari

Al Barari's large villas sit within themed gardens, lakes and planted buffers, alongside low-rise apartment and townhouse clusters. We prepare drawings and coordinate developer consent and authority permits for extensions, pools, landscaping and interior refits.

In most Dubai villa communities the garden is what's left of the plot after the house. In Al Barari the planting is the main design feature. The developer says the community covers about 15.3 million square feet, with more than half kept as green space, and that shapes what owners can change and how changes are reviewed.

Extending or remodelling an Al Barari villa

Al Barari villas are generally large and sit on generous plots, so owners often want to add rooms, glass garden pavilions, staff quarters or bigger outdoor living areas. When we review a proposal, we look at:

  • The approved drawings and plot limits. We start from the villa's permitted drawings and the affection plan, so the extension respects setbacks and coverage. See our affection plan service if you don't have one.
  • Architectural consistency. Each cluster has its own architectural style. Extensions should read as part of the original design, not as an add-on.
  • Structure and services. New spans, roof terraces and openings need structural design, and larger homes often need upgraded cooling and electrical capacity. See MEP design.

Gardens, water and mature trees

The landscape is where Al Barari owners most often run into problems, because so much of each plot is planted and much of it links visually to the shared parkland and water features.

Mature trees

Removing or moving large trees to make room for a pool or extension may need the community's consent. It also affects root zones near new foundations. Show existing trees on your survey drawings.

Irrigation

Garden irrigation is often connected to wider systems. Changes to lines, valves or controllers should be agreed before trenching starts.

Pools and water features

Pools need structural, MEP and safety design, and plots near lakes raise questions about drainage and backwash. See swimming pool design and approval.

Garden structures

Pergolas, gazebos, outdoor kitchens and boundary changes are usually reviewed for height, materials and how they look from the street and shared green spaces.

Apartments and townhouses

Al Barari also includes low-rise apartment buildings and townhouse clusters. Interior refits of kitchens, bathrooms and flooring are usually handled through building or cluster management. Anything affecting structure, shared services or the outside of the building follows the jointly owned property rules in Law No. 6 of 2019, which require master developer, Dubai Land Department and competent authority approval for substantial structural or external changes.

Possibly, but include it in your proposal rather than doing it first. Trees in Al Barari are part of the community's landscape design, and removing them may need consent.
