Renovating and extending a Jumeirah Islands villa

Jumeirah Islands villas are among the most heavily remodelled homes in Dubai. We help owners plan extensions, roof-terrace enclosures, pools and full renovations, then coordinate the Nakheel NOC and building permit.

Nakheel describes Jumeirah Islands as a gated community of 46 islands set in lakes, with villas that have large private gardens, verandas and roof terraces. The original homes are now well over a decade old. Many owners are replacing kitchens, opening up layouts and adding space, so modification approvals are a normal part of owning here.

Extensions on the islands

Most Jumeirah Islands projects are extensions: closing in part of a veranda, adding a ground-floor room into the garden, or building on the roof terrace. Nakheel says owners can make changes provided they don't affect the external façade or structure without its approval, and its NOC must be in place before work starts. Press reports have also described Nakheel assessing each Jumeirah Islands modification individually, with added built-up area treated as a chargeable item.

In practice, a successful extension proposal usually:

  • keeps within the plot's setbacks and the permitted built-up area for the villa;
  • matches the original villa's architectural style, roof form and finishes, so the cluster still reads as one design;
  • shows the existing structure can carry the new loads, especially for roof-terrace enclosures and first-floor additions, backed by a structural evaluation;
  • includes MEP design for new air-conditioning, drainage and electrical load, with DEWA input if the load increases.

Unapproved extensions are a known issue in older villa communities. If your villa already has additions without a clear approval trail, sort these out before applying for new work. Otherwise the new application can stall. Our as-built drawings service is usually the starting point.

Lakeside and garden works

Works near the lake edge

Decks, jetty-style platforms and planting at the water's edge sit next to community-managed lakes. Developer review will look at the edge treatment, drainage and anything that projects towards the water.

Pools and water features

Gardens are generous, so private pools are common requests. They need structural, MEP and drainage design, and the pool must not undermine the villa or the lake edge. See swimming pool approvals.

Boundary walls and gates

Fences, gates and planting along shared paths affect the island's appearance, so they are a common reason for comments.

Pergolas and outdoor kitchens

Shade structures with foundations, gas or power fall within the approval scope. See landscaping and pergola approvals.

Interior renovation in an older villa

A full renovation of an original villa often uncovers more than the owner expected. Typical findings are tired MEP risers, old waterproofing under wet areas and air-conditioning that can't handle a more open layout. Removing internal walls needs structural confirmation first, as some walls are load-bearing or carry services. We usually survey the villa and plan the MEP changes alongside the architectural layout, so the NOC submission matches what will actually be built.

Plan the order of work as well. If an extension is coming in the next few years, design it now alongside the renovation, even if you build it later. That way the new kitchen, air-conditioning and drainage won't need ripping out when the extension goes ahead.

Survey and records check

Title deed, original drawings and a site survey to establish what exists today, including any earlier additions.

Design and engineering

Architectural, structural and MEP drawings prepared to Nakheel's requirements and the Dubai Building Code.

Nakheel NOC

Submission through Nakheel's owner services, comments addressed and the NOC issued.

Building permit and completion

Permit submission through a registered consultant and contractor where required, inspections during works, then completion.

Jumeirah Islands approval FAQs

It may be possible, but it counts as an extension. It needs a Nakheel NOC, a structural check of the existing roof and a building permit. How it looks from the lake and from neighbouring villas is a key part of the review.

Press reports have described charges linked to added area, alongside application fees. Nakheel does not publish a current rate that we can quote, so we confirm the charges for your proposal when we submit.

We survey what was built, prepare as-built drawings and discuss regularisation with Nakheel and the authority before you apply for anything new.

For Nakheel communities this is generally Trakhees (PCFC). We confirm the authority for your plot before any submission.
