Approvals for homes and shops in Al Furjan

Al Furjan combines Nakheel villas and townhouses, the Tilal Al Furjan villas, apartment buildings around the metro and busy retail pavilions. We prepare the drawings and coordinate the NOCs and permits for each type of project.

Al Furjan at a glance

Al Furjan has a strong local identity. Nakheel describes its homes as combining North African influences with Islamic and Mediterranean architecture: tiered green-tiled roofs, ornate white panels, arched openings and wind-tower elements. That character is what developer reviewers look to protect when owners propose changes.

Villa and townhouse works

Nakheel's original Al Furjan stock is mainly four-bedroom villas and three-bedroom townhouses. The two raise different approval questions.

Townhouses

Shared party walls and joined rooflines limit what can change outside. Most approved projects are internal: reconfiguring the kitchen and living area, upgrading bathrooms, adding a shaded structure in the rear garden. Anything that touches a party wall or the roof needs structural design and early developer review.

Detached villas

Villas have more room for ground-floor extensions, garage conversions and pools. The extension has to carry the villa's roof tiles, arches and colour palette so the street keeps its look. A flat-roofed modern box added to an Al Furjan villa is likely to draw comments.

Tilal Al Furjan

Tilal Al Furjan is a later Nakheel phase on higher ground above the main community. Nakheel announced it with 220 four- and five-bedroom villas, each with a private garden that can take a swimming pool. So pools, decks and outdoor kitchens are the most common requests here. They need a Nakheel NOC, structural and MEP drawings, and the permit for the plot. See our swimming pool design and approval service.

The same release mentions solar water heaters and EV charging points. If you upgrade or add to these systems, the electrical work must be designed so it doesn't exceed the villa's approved load. Rooftop PV has its own route, described on our solar approvals page.

Apartments and commercial units

Much of Al Furjan's apartment stock is in buildings by third-party developers, around the metro station and along the main roads. For an apartment renovation, the building's management and owners' association usually approve first. Under Law No. 6 of 2019, substantial changes to structure or external appearance in a jointly owned building also need master developer, Dubai Land Department and competent-authority approval. Where Al Furjan applications slow down

  • Elevation drawings that don't show how the new roof, arches or tiles match the existing villa.
  • Townhouse proposals that affect the neighbour's wall or roof without the structural detail to support them.
  • Apartment work started on a building-management permit alone, when the scope actually needed more.
  • Fit-out drawings sent before the landlord has approved the unit layout and services.

Identify who approves

For a Nakheel villa or townhouse, the starting point is the Nakheel NOC. For a unit in a third-party building, it is the building's management. We check the plot and confirm the permit authority before design starts.

External extensions to townhouses are limited by shared walls and the joined roofline. Internal changes and garden structures are more realistic. We assess your unit and check with Nakheel before you commit to a design.

It depends on the building and the scope. The building's management approves internal works first. Structural or external changes need master developer and authority approval as well.

Nakheel designed the gardens to take a pool. You still need a Nakheel NOC and a permit, with structural and MEP drawings.

For Nakheel plots this is generally Trakhees (PCFC). Some plots were sold to other developers, so we confirm the authority for your specific plot before submitting.
