Communities · Master developer: Al Barari
Al Barari's large villas sit within themed gardens, lakes and planted buffers, alongside low-rise apartment and townhouse clusters. We prepare drawings and coordinate developer consent and authority permits for extensions, pools, landscaping and interior refits.
In most Dubai villa communities the garden is what's left of the plot after the house. In Al Barari the planting is the main design feature. The developer says the community covers about 15.3 million square feet, with more than half kept as green space, and that shapes what owners can change and how changes are reviewed.

| Developer consent | Owners should get the community's written consent before altering a villa or its landscape. Contact the community's customer service team for the current process. |
| Permit authority | Not confirmed for every plot. Many villa communities outside the free zones fall under Dubai Municipality, but some Dubailand-area plots have used other planning authorities. We confirm the authority from the plot's affection plan before submission. |

Al Barari villas are generally large and sit on generous plots, so owners often want to add rooms, glass garden pavilions, staff quarters or bigger outdoor living areas. When we review a proposal, we look at:
The general villa process, including documents and inspections, is on our villa renovation and modification page. Here we focus on what is different about Al Barari.
The landscape is where Al Barari owners most often run into problems, because so much of each plot is planted and much of it links visually to the shared parkland and water features.
Removing or moving large trees to make room for a pool or extension may need the community's consent. It also affects root zones near new foundations. Show existing trees on your survey drawings.
Garden irrigation is often connected to wider systems. Changes to lines, valves or controllers should be agreed before trenching starts.
Pools need structural, MEP and safety design, and plots near lakes raise questions about drainage and backwash. See swimming pool design and approval.
Pergolas, gazebos, outdoor kitchens and boundary changes are usually reviewed for height, materials and how they look from the street and shared green spaces.
For hardscape, planting and irrigation proposals, our landscaping approvals service prepares the drawings and the developer submission.
Al Barari also includes low-rise apartment buildings and townhouse clusters. Interior refits of kitchens, bathrooms and flooring are usually handled through building or cluster management. Anything affecting structure, shared services or the outside of the building follows the jointly owned property rules in Law No. 6 of 2019, which require master developer, Dubai Land Department and competent authority approval for substantial structural or external changes.

You, with our help
Check with the community team and the permit authority what your scope needs.
Our team
Submit design drawings, elevations and landscape plans for community review and resolve comments.
Our team, for the owner
Technical drawings go to the authority through a registered consultant where required, then works, inspections and completion.
Consultant and contractor, coordinated by us
Start with the Al Barari community team, then the authority responsible for your plot. We confirm both before any drawings are submitted.
Possibly, but include it in your proposal rather than doing it first. Trees in Al Barari are part of the community's landscape design, and removing them may need consent.
Soft planting changes are usually treated lightly. Hardscape, structures, pools, lighting and irrigation changes generally need developer consent, and some need an authority permit. We advise you once we have seen the scope.
