Warehouse and factory approvals in Dubai Investments Park

DIP mixes logistics sheds, factories, labour accommodation, offices and homes in one master community. We prepare drawings and coordinate the DIP NOC, the building permit and the Civil Defence approvals for industrial works there.

Dubai Investments Park works on leases within leases. A company may hold ground from DIP, build a warehouse complex and sub-let the units, and those tenants may sub-let space again. Before any authority looks at your drawings, the first job is to work out whose consent you need.

Dubai Investments reports more than 1,200 tenants and over 4,000 sub-leases in the park. That structure decides how a fit-out starts.

Your landlord

If you rent a unit from a company that holds the ground lease, its written consent comes first. Many landlords want to review drawings for structure, roof loads and fire systems that serve the whole block.

Ground lessees building new sheds need the full permit route: architecture, structure, MEP, fire strategy, utility connections and completion. See our building design service.

Unit fit-outs

Office blocks, partitions, cold rooms and dock equipment inside a sub-let unit. Non-structural decoration over 100 m² on DM plots needs a decoration permit filed by a DM-approved contractor.

Points specific to Dubai Investments Park

  • Shared infrastructure in multi-unit blocks. Sprinkler pumps, fire tanks and alarm panels often serve a whole row of units. A change in one unit can mean the landlord's system has to be checked or extended.
  • Residential neighbours. DIP has residential and commercial zones as well as industrial land. Noisy or hazardous processes near the zone edges may get more attention.
  • Lease terms. The permitted activity in your lease and sub-lease should match the activity on your trade licence and the use shown on the drawings.
  • Older stock. Some buildings date from the park's early phases. Check the existing structure before adding loads. Our structural evaluation service covers this.

Common problems on DIP industrial projects

  • Starting with the contractor, not the consents. A sub-tenant who books a fit-out contractor before the landlord has agreed can lose weeks while drawings go back and forth.
  • Fire design for one unit in isolation. If the block's shared pump or tank cannot cover new racking or a mezzanine, the landlord must be involved and the cost question settled early.
  • Inherited works. Partitions or mezzanines left by a previous occupier need approved drawings, or an as-built survey and regularisation.
  • Assuming storage covers everything. Light assembly, repacking with heat sealing or battery charging areas can change the hazard level. Describe the real activity at the start.
